Three-dimensional modeling is not just a cool thing but it has many uses, from planning and analysis in urban development to how to assist in timely response in emergency situations, and there are various practical applications. When 3D modeling can be fused with virtual reality or augmented reality, people can more easily understand what they see.

3D, AR, and VR may be the next focus of the Geographic Information System industry. For example, a project led by the Fraunhofer Institute is Esri Deutschland GmbH, which is called Morgenstadt-City of the Future. The project uses 3D and VR technology to predict, develop, and implement innovations for future cities. Esri's technology is used to generate a three-dimensional city model, which is a key tool for urban planning and can be combined with AR and VR to make the planning process more transparent. Simulating noise, pollutants, or light analysis can help achieve feasible and sustainable decisions. Using these models along with AR and VR opened up the participation of urban residents and created a real-time experience.

Another example might be how the city's administrative department handles the problem of the occupation of buildings, and it is difficult to manage disputes over ownership. Today, a surveyor is sent to survey a structure built in someone’s backyard to ensure that they do not enter the occupied road area. This work is expensive and may take a long time. Many cities do not hire enough surveyors to deal with this problem, they have a lot of work. On the contrary, if surveyors can send interns to take photos, overlay the pictures on GIS data and check whether there are ownership disputes, and later check the problematic items, the application of AR technology can reduce the workload and save costs. It brings convenience to those who may not be familiar with GIS and makes the world of AR very powerful.
